Living in a communal building means we have to be tolerant and respectful of each other. Each apartment owner and resident has to abide by the terms of a leasehold or tenancy agreement and some of the key points are included on this website.

This is our joint responsibility for our home and property. We recommend the following approach:
Never let strangers into the building unless you are sure they should be here
If you see suspicious activity report it to the concierge. Dial 999 if it is an emergency.
Do not lend your key fob or car park remote control to anyone not entitled to be in the building.
If you follow a resident into the building, ensure they can see your key fob so they know you live here.
If your key fob or car park fob is lost or stolen, please notify the concierge immediately.
The building is monitored by CCTV which is recorded.
W3 has 2 bin chutes on each floor for small domestic waste/rubbish.
These must not be used for large items or items that can be recycled or for cardboard.

W3 provides facilities for recycling a number of daily household materials.
We encourge everone to maximise the use of the recycling facilities, rather than using the bin chutes.

We have a parcel policy in our building with the aim to regulate the use and distribution of parcels within our community. As a result, we would like to encourage all residents to take the time to familiarise themselves with the policy and its requirements.
It is important for residents to understand and comply with these procedures in order to ensure the safe and efficient delivery of parcels to their intended recipients.

Some pets are welcome at W3 providing you follow some basic guidelines.
If you are a landlord please ensure potential tenants are made aware of these guidelines prior ro signing any tenancy agreement.

The garden is a shared enclosed area which is open daily for all residents and their guests, and can be accessed from the first floor. Please feel free to enjoy our shared garden with respect for your neighbours by keeping noise to a minimum.
A notice is displayed at the first floor entrance advising what is and is not allowed.
Please use barbecues responsibly and clear up after your use.
Disposable barbecues must not be placed on wooden areas; any damage will be recharged.
Apartment terraces facing onto the garden area are private and should not be accessed.
You are responsible for your visitors in the garden. Children must be accompanied, and pets are not allowed.
Following the recent Fire Risk Assessment, specific instructions have been issued for BBQ's and Patio Heaters

With the increase in the number of E-bikes & E-Scooters being charged & stored in residential buildings, and the increased risk due to lithium-ion batteries, please follow the link to some important fire safety information attached:
Accessible lifts are available in reception (leading from the front entrance to the reception level) and in the first floor corridor at the Oxford Street end of the building (to access the split level corridor). Accessible lifts are only available for wheelchair users and residents with pushchairs or baby buggies. They cannot be used for moving bulky items.

Apartments have shared access to a satellite dish and aerial which provide Freeview, Freesat, Sky (with subscription) and FM radio. If you have any difficulties with reception, please contact the concierge.
It is not possible to install additional satellite dishes in your apartments or on your balconies.
Broadband services are available from a range of suppliers, with download speeds typically reaching up to 65MB.
We must all take the security of our building very seriously.
It is important that the concierge team are aware of any contractors that are coming into the building to ensure the safety of all our residents.
We kindly request that you inform the concierge before any contractors are due to arrive. This will enable us to keep a record of who is entering the building, which will help us to keep our security measures in place.
It is your responsibility as a resident to report any contractors visiting the building.
The loading bay is available for all residents, visitors and contractors to use however for the duration of the cladding works 14 days notice is required
Access is on a first-come first-served basis and is coordinated by w3liasion@gmail.com
The loading bay is currently controlled by the cladding contactors and no access is permitted without prior agreement and the appropriate PPE being worn.
In the case of an emergency, there must be a vulnerable residents list kept on site and available to the fire service.
We would like to ensure that the list we currently have on file is up-to-date.
If you believe yourself or someone else in the building may struggle to evacuate without assistance in an emergency, please get in touch with the property manager so we can ensure details are recorded with us.
